When one of those pipes fails, water has nowhere to go but into the soil and up through the concrete.
That's a slab leak. It's not a different kind of leak, technically. It's an ordinary pipe failure in the worst possible location: the one place you can't see it, can't reach it, and can't shut off independently from the rest of the house.
Two things make it more urgent than a leak under a sink:
- It runs continuously. There's no valve between you and the leak. It's fed by street pressure 24 hours a day until somebody shuts the water off at the main.
- It undermines what it soaks. Water escaping under a foundation saturates and washes out the soil supporting it. Given enough time, that's how you get settling, cracked slabs, and floors that no longer sit level.

The 7 Signs of a Slab Leak
Here's what people actually notice, roughly in the order they tend to notice it.
1. A warm spot on the floor
This is the classic one, and it's the single most reliable sign. If a section of tile, wood, or vinyl feels noticeably warmer than the floor around it — sometimes warm enough that a pet starts sleeping there — you've likely got a leak in a hot water line under that spot. Hot lines fail more often than cold ones, because heat accelerates corrosion and the pipe expands and contracts against the concrete every time you run hot water.
Cold-line leaks are quieter. Sometimes you'll feel a cool or damp spot instead, but often there's no temperature clue at all.
2. The sound of running water when nothing is on
Go quiet at night, when the house is still, and listen. A faint hiss, a trickle, or a sound like water moving through a wall when every faucet, toilet, and appliance is off is water escaping under pressure. Put your ear to the floor in a few rooms — it's usually loudest directly over the break.
3. A water bill that jumped for no reason
Compare your last two or three bills against the same months last year. A pinhole leak the width of a pencil lead can waste thousands of gallons a month. If your usage climbed and nothing about your household changed — no new irrigation, no houseguests, no filled pool — that water is going somewhere.

Water soaking up through concrete has to go somewhere. Tile grout cracks and individual tiles come loose. Wood and laminate cup, swell at the seams, or lift. Carpet gets a dark patch that stays damp. 6. A musty smell, or mold along a baseboard
Constant moisture under the slab wicks into carpet pad, drywall, and baseboards. You'll often smell it before you see it — that damp, earthy, closed-up-cabin smell in one room. Mold appearing at floor level along an interior wall with no plumbing in it is a strong indicator.
7. New cracks in the foundation, walls, or driveway
This is the late-stage sign, and it's the expensive one. When escaping water erodes the soil under the foundation, the slab loses support and moves. The Meter Test: Confirm It Yourself in Five Minutes
Before you pay anybody for anything, do this. It's free, it takes five minutes, and it tells you whether you actually have a leak and roughly where it is.
- Shut off every water use in the house. Every faucet, every toilet (make sure none are running), the dishwasher, the washing machine, the ice maker, and — this one gets missed constantly — the irrigation system and any drip lines outside.
- Find your water meter, usually in a concrete box near the curb or sidewalk.
- Look at the low-flow indicator. It's a small triangle, star, or dial, separate from the main number wheels, designed to spin on even a trickle of flow.
- Watch it for two minutes. If it's turning at all with everything off, water is escaping somewhere on your property.
- Now isolate it. Close the main shutoff valve at the house, then watch the meter again.
- The meter stops: the leak is past the shutoff — inside the house or under the slab. That's a slab leak or an in-wall leak.

Write down what you find. That single data point saves real time and money on the diagnosis, and it means the plumber who shows up already knows which half of the system to test.
Why Carlsbad Homes Get Slab Leaks
This isn't bad luck, and it isn't the same everywhere. Three local conditions stack up against pipes under North County foundations.
Our water is very hard. Carlsbad water runs roughly 12 to 18 grains per gallon of dissolved calcium and magnesium, depending on the blend of imported supply in your area. - Thermal imaging. For hot-water leaks, an infrared camera reads the heat plume through the slab and shows it as a bright path on the screen.
- Pressure isolation testing. We isolate the hot and cold systems separately and pressurize them to determine which line is failing and confirm the leak is under the slab and not somewhere else entirely.
- Tracer gas. For stubborn cases, we introduce a safe, inert gas into the empty line; it escapes at the break, migrates up through the concrete, and a sensitive detector finds it at the surface.

Your Three Repair Options, Honestly Compared
Spot repair. We open a small section of slab, cut out the failed piece, and splice in new copper. Best when: the home is otherwise in good shape, the pipe is relatively young, and it's a genuine one-off. Downside: you're repairing one inch of a pipe that's the same age as every other inch. If the failure was corrosion rather than damage, the rest of that line is on the same clock.

Reroute. We abandon the failed under-slab line in place and run a new line for that fixture through the walls or attic instead. Best when: the leak is under expensive or hard-to-restore flooring, or under a slab we'd rather not open. Upside: the new line is accessible forever — the next problem, whenever it comes, is a wall repair instead of a concrete job. Usually the smart middle path.
The question people ask when they hear "attic" is whether the pipe will bake up there and ruin their cold water, or knock and squeak when it expands. Both are real considerations and both are handled at install: lines get insulated, and they're strapped with room to move rather than clamped down rigid. If someone proposes running your new lines through the attic and can't tell you how they're insulating and supporting them, that's worth asking about before you sign.
Whole-house repipe. We replace the entire supply system in copper or PEX and take the under-slab lines out of service permanently. Best when: you've had two or more leaks, the home is pre-1990 with original plumbing, or you're seeing the full pattern — recurring pinholes, low pressure, discolored water. It's the biggest number on the page and the only one that ends the problem instead of postponing it. A note on epoxy pipe lining, since it comes up and gets marketed hard: it's a real technology, and in the right application it works. My hesitation is specific, and it's the same one you'll hear from most plumbers who've been at this a while. There's no practical way to verify the inside of the pipe got fully and evenly coated — you find out whether it worked by waiting to see if it leaks again. Compare that to a reroute or repipe, where the new line is something you can pressure-test, inspect, and look at.
The other thing worth checking is who's actually behind the warranty. Lining companies advertise ten-year-plus guarantees, but those are frequently backed by the local franchise rather than the national brand on the truck. Read the guarantee and find out whose name is on it before that number influences your decision.
The honest rule I use: one leak in a 30-year-old home, repair or reroute it. Two leaks in different locations, stop patching and repipe. The second leak is the pipe telling you what the rest of it is going to do, and homeowners who chase pinholes one at a time almost always spend more in total than the people who fixed it once. Read enough homeowner forums and you'll find the same sentence over and over from people who got there the expensive way: I just repaired my second pinhole leak in the slab and I'm not doing it again.
Copper or PEX for the new pipe?
If you do repipe, this is the fork you'll be asked to choose at. Short version: in our water, PEX has a real advantage. The hard water that put pinholes in your copper doesn't attack PEX the same way, it's flexible so it can be pulled through walls with far less demolition, and it's cheaper to install. Copper is still excellent pipe — it's rigid, it handles heat and UV better, it's been proven for a century, and some homeowners simply prefer it. What copper is not is immune to the thing that just failed on you.
I install both and I'll quote both. But if you're repiping specifically because Carlsbad water ate your copper, understand that choosing copper again means choosing the same material that's now on its second run against the same water.
How to Tell Whether You're Being Upsold
I'd rather say this plainly than have you learn it from someone else. Slab leaks are a favorite of the less scrupulous end of this trade, because the damage is invisible, the homeowner is frightened, and the jump from a $2,500 repair to a $12,000 repipe is one sentence of conversation. Ask to be shown the leak, not told about it. A plumber who has actually located your leak can point at a specific spot on your floor and tell you which line it is and roughly how deep. "It's somewhere under the slab" after an hour on site is not a diagnosis.
Ask for the detection findings in writing, with the date, the method used, and the location. You want this anyway for your insurance claim. A shop that won't put its diagnosis on paper is telling you something.
Be skeptical of a repipe recommendation on your first leak. Sometimes it's genuinely the right call — a 1978 house with visible corrosion at every accessible fitting is a repipe, and I'll say so. But a first, isolated leak in an otherwise healthy system usually is not, and "you need the whole house done" as the opening offer deserves a second opinion.
Get the second opinion. On a job over a few thousand dollars, a second estimate costs you a day and can save you five figures. Any plumber who reacts badly to you getting one has answered a different question for you. I'd tell my own family to do it.
Watch for pressure. Today-only pricing, a demand for full payment upfront, or a refusal to leave you with a written scope are the three reliable signals across every trade, not just this one.

None of this is unique to slab leaks. It's just that slab leaks are where it costs the most to skip.
Does Homeowner's Insurance Cover a Slab Leak?
Sometimes, partly — and I want to set expectations honestly here, because this is the section where most plumbing websites are cheerfully misleading.
Standard California homeowner's policies treat a slab leak as three separate questions:
- The water damage. This is the piece most likely to be covered, if the carrier accepts the leak as sudden and accidental. Ruined flooring, drywall, cabinets, drying and remediation fall here.
- Access to the pipe — the tear-out and replacement of the slab and flooring to reach it. Sometimes covered under what policies call "tear-out" or "access" coverage. It is not universal, and it's worth knowing whether you have it before you need it.
- The pipe itself. Almost always not covered. Carriers treat a failed pipe as maintenance.
Now the part you should brace for. Everything above hinges on "sudden and accidental" — and most Carlsbad slab leaks are the opposite of sudden. They're the end of a thirty-year corrosion process, which is precisely the language adjusters use to deny. I've watched claims get denied outright where the adjuster drew a hard line between a pipe that visibly burst in a wall and a pipe that had been slowly weeping under a slab, and treated only the first as a covered event.

- Keep your water bills. They establish when the leak started.
